Step out the door and you are standing on the South Platte. This is a true mountain river retreat right on Gold Medal trout water, one of the rare stretches where you can keep two trout a day (flies and lures only, 16 inch minimum). Cast from your own backyard, then cook dinner by the fire.
The 1956 fishing cabin has been redone with care and zero corners cut. Vaulted ceilings, an open living space, and built in beds with storage. It sells fully furnished, so you can show up and fish the first weekend. An upgraded wood stove plus a new mini split handles heat AND AC, with new electrical and updated appliances.
Outside, the 0.30 acre riverfront lot is made for the water: a new flagstone patio wrapping the cabin, a retractable awning, a built in propane fire pit, a new hot tub, and an outdoor shower with instant hot water and a sink. The outhouse has been completely redone. A new well pump feeds a fresh water cistern with a whole house filter and a new reverse osmosis system for drinking water. Expanded propane storage too. Want a full bathroom? A holding tank permit has been APPROVED by the county to install a traditional bathroom.
Pike National Forest and Rampart Range at your back, Deckers just up the road. Fish, hike, tube, soak, repeat. Gold Medal riverfront like this almost never comes up. Turn key and ready for your first cast.
